What Do East Hillsborough Owners Say?

Barrett took over my Bloomingdale rental after I had two bad tenants in a row with another company. Night and day difference — better tenant, fewer headaches, and I actually get my statements on time.

Valrico Property Management FAQ

What does full-service property management include?+
Everything: tenant screening and placement, lease execution, rent collection, maintenance coordination, regular inspections, financial reporting, lease renewals, and if needed, eviction management. You hand us the keys and we handle the rest.
How much does property management cost in Valrico?+
We offer three tiers: Lease & List (placement only) at 100% of one month's rent, Standard full management at 10% of monthly rent, or Peace of Mind flat-fee at $299/month. Setup is $250 one-time, renewals $250. No hidden fees, no markups on maintenance. You only pay management fees when rent is collected.
What areas do you manage properties in?+
We manage residential rentals across east Hillsborough County: Valrico, Brandon, Riverview, FishHawk, Lithia, Seffner, Dover, and Plant City. Barrett lives in Valrico and manages properties in the same neighborhoods.
How quickly can you find a tenant for my rental?+
Our average days-to-lease is under 21 days. Proper pricing, professional photos, and syndicated marketing get qualified tenants in the door fast — without sacrificing screening standards.
Who handles maintenance and repairs?+
Maintenance is coordinated through Best Bay Services, a trusted local home-services partner specializing in handyman work, HVAC service, painting, tile, flooring, and turnover prep. Owner approval is required for anything over an agreed threshold.
Do I need to be local to use your services?+
Not at all. Many of our owners are out-of-state or even overseas. Our owner portal gives you 24/7 visibility into your property — statements, inspection reports, maintenance history, and lease documents are all accessible online.

Why Does Local Property Management Beat Corporate in East Hillsborough?

Corporate property management companies operate from call centers, assign rotating managers, and treat your rental as one line item on a spreadsheet. Local property management means your manager knows the Valrico market firsthand — because he lives in it.

Here is what that difference looks like in practice:

  1. Faster response times — Barrett is 10 minutes away from most properties, not routing calls through a national queue
  2. Accurate rental pricing — he knows what a 3/2 in Bloomingdale rents for vs. a 4/3 in FishHawk because he drives those neighborhoods daily
  3. Trusted contractor network — maintenance goes through Best Bay Services, a local partner with fair pricing and fast turnaround
  4. Direct owner communication — no phone trees, no ticket systems. You call Barrett and Barrett answers
  5. Market-specific tenant screening — understanding which applicants are a good fit for specific neighborhoods and HOA requirements
“The difference between corporate property management and local property management is simple — you get someone who knows the market, knows the contractors, and picks up the phone when you call.”— Barrett Henry, Broker Associate & Valrico resident
