Why We Started This Company

Barrett Henry has been in Florida real estate for over 23 years — selling homes, working with investors, and watching the rental market in east Hillsborough evolve. Along the way, he kept hearing the same frustration from owners: "My property manager does not communicate. I have no idea what is happening with my rental."

So he built something different. Valrico Property Management is a local, hands-on operation where the designated property manager — Barrett — is also your primary point of contact. No call centers. No layers of bureaucracy. Just a licensed professional who lives in the same community, knows the local market cold, and picks up the phone when you call.

Property management is conducted under Collective Rental Resource LLC, a licensed Florida real estate brokerage with Broker of Record Katie Crider (BK644954). This structure means your trust funds are held in a properly managed escrow account, your lease agreements are legally compliant, and every transaction is overseen by a licensed broker.

Transparent Pricing

No startup fees. No hidden charges. No markups on maintenance. You pay 6% of collected rent — period. If we do not collect rent, you do not pay a management fee.

Property management is conducted under Collective Rental Resource LLC, a licensed Florida real estate brokerage. Broker of Record: Katie Crider (BK644954). Full legal compliance, trust accounting, and professional oversight.

About Our Maintenance Partner

Maintenance and repair work is coordinated through Best Bay Services, a local home-services company owned by James Evans. Best Bay handles handyman repairs, HVAC service, painting, tile, flooring, and turnover prep for properties we manage.

Disclosure:James Evans is Barrett Henry's spouse. We are transparent about this relationship because we believe owners should know exactly who is working on their property and why. Best Bay is our preferred vendor because we trust their work, their pricing is fair, and their response times are fast — not because of a hidden financial arrangement.

Owners are never required to use Best Bay Services. You are welcome to use your own vendors for any maintenance or repair work. There is zero markup on any vendor invoice — owners pay the actual vendor cost, nothing more.
