How Property Management Works

From your first phone call to your first monthly deposit — here is exactly what happens when you hand your east Hillsborough rental to Valrico Property Management.

6 Steps — From Keys to Cash Flow

1

Free Rental Analysis

We evaluate your property, research comparable rents in your neighborhood, and provide a detailed rental price recommendation. This includes a market overview, suggested improvements (if any), and projected annual income. No obligation, no pressure — just data.

2

Management Agreement

Once you decide to move forward, we execute a management agreement that spells out services, fees, owner responsibilities, and communication expectations. Everything is transparent — no surprises in the fine print. Agreements are month-to-month with no long-term lock-in.

3

Property Prep & Photos

We conduct a thorough move-in inspection, document the property condition with photos and notes, coordinate any needed turnover work (cleaning, paint, repairs), and take professional listing photos that make your property stand out online.

4

Marketing & Leasing

Your listing is syndicated across 20+ rental sites including Zillow, Apartments.com, Realtor.com, and local MLS. We coordinate showings, answer prospect questions, and manage all inquiries. Competitive pricing and professional photos keep vacancy days low.

5

Tenant Placement

Every applicant goes through comprehensive screening: credit check, background check, income verification (minimum 3x rent), employment confirmation, and rental history review. We execute the lease, collect the security deposit, and coordinate the move-in inspection.

6

Ongoing Management

This is where the real value lives. Monthly rent collection, maintenance coordination, regular property inspections, financial reporting, lease renewals, HOA compliance monitoring, and if ever needed, eviction management. You receive a monthly owner statement and can access everything 24/7 through your online portal.
